Dolly Escape – Farm & River Camp and Villa, Usa River, Tanzania

The whole house is yours

A private five-bedroom house with its own pool, on a wildlife estate below Mount Meru. Opening 3 February 2027; bookings open now.

The villa

A hacienda at the end of the track

Walk through the front door and it feels like stepping into an old horse stable. A few steps further the house opens into a 32-metre veranda, deeply rustic, and completely unexpected: a single-storey house of 1,000 m² where you live outside with all the shelter of being inside.

Five bedrooms, each with its own bathroom, plus a guest bathroom, a kitchen, a games room, and a veranda with three seating areas around one long dining table. In front, a private infinity pool and a garden looking over the estate, with Mount Meru behind it. The house stands on six hectares of its own within Dolly Estate, two kilometres from the river camp. It sleeps up to 10.

The villa opens to guests on 3 February 2027. It is let as a whole, bed only, at one nightly rate for the house; breakfast, lunch and dinner from the camp’s kitchen are added on request, per person.

Living outside, sheltered

Mornings start on the veranda with the birds; over 400 species have been counted on the estate. Days move between the pool, the long table and the shade. In the evening the horses sometimes wander up from the stables to the pool to say hello, and the vervet monkeys watch from the fig trees. Keep the kitchen door closed; they know what a kitchen is for.

The house runs on solar power with a generator for the overcast weeks of July and August, and its water is piped down from Mount Meru. The kitchen is fully equipped, with a gas stove and oven, a sparkling-water machine and a Weber barbecue outside. Free Wi-Fi covers the house and the veranda.

Who it is for

A family of three generations who want one table and five doors that close.

Friends who have done the safari and want a week of pool, horses and long dinners, with Arusha National Park and Kilimanjaro’s foothills for the days they feel like moving.

A team or a retreat group that needs a quiet house to work in, with the camp’s kitchen and river a thirty-minute walk away and room enough to disappear into for an hour. Closeness and privacy are not opposites here.

How a week here can look for a family: a family villa near Arusha.

Five bedrooms, each with its own bathroom

Every bedroom has its own bathroom, plus there is one separate guest bathroom. Two rooms have king-size beds; the other three can be made up as a twin or a double, so the house works for couples, friends and children alike. Up to 10 guests. Beds have mosquito nets; hot water comes from three separate systems, so there is always a hot shower somewhere.

Cots are free on request. Extra beds can be arranged for children and adults at a supplement.

Elegant four-poster bed with flowing white curtains and decorative pillows.

Eating and practical

How eating works

The villa is let bed only. Breakfast at the house, or lunch and dinner at the river camp two kilometres away, are added on request and charged per person (breakfast, two-course lunch and three-course dinner at the camp’s published rates). A complimentary shuttle runs to the camp for meals. Private dinners at the villa, under the stars or at the long table, on request.

Check-in from 14:00, check-out by 11:00. Free parking. Pets welcome at no charge. Tennis court on the estate and Kiligolf within 3 km. A car is useful; the estate is not walkable to town, and we can arrange drivers.
